What Happens During a Knotweed Survey?
1. Visual Inspection
The surveyor examines the above-ground plant material — stems, leaves, flowers (if in season), and dead winter canes. They also check for signs of previous growth and assess the overall vigour of the infestation.
2. Boundary & Risk Assessment
The surveyor measures the distance from the visible plant to buildings, drains, boundaries, and other structures. Based on the typical spread pattern (up to 7m horizontally), they estimate how far the underground rhizome network is likely to extend.
3. Photographic Documentation
Comprehensive photographs are taken of the plant, surrounding structures, and the wider site. These form an essential part of the report and provide a baseline for monitoring treatment progress.
4. Risk Categorisation
For RICS-format reports, the infestation is categorised from RA1 (low risk — knotweed present but not near structures) to RA4 (high risk — knotweed causing or likely to cause structural damage). This categorisation directly affects mortgage decisions.
5. Report & Recommendations
